I've found that I have had the most success with people I become friends with and am in constant contact with. When I work with someone, I try to work in something that we have in common and it makes a connection and that puts me in the forefront of their mind. I respond to guests as soon as I can and I constantly check my emails on my phone, whether I'm at home or out dong other things. I also don't like to waste my time on guests that are already working with an agent, so I check before responding to a new inquiry that they do not already have a contact. Along those same lines, if I want to take a lead, I'll respond to them right away.
