September is the beginning of slow season for many of my properties, so I have been focusing on seasonal marketing. With each listing, I try to include photos and appealing area activities for the upcoming season (fall leaves, festivals, concerts, outdoor activities, etc.). I include all of the other seasons as well, but don’t make them the focus. It’s all about research! Also, I've been trying to put myself in the guest's shoes. I ask myself, “What photos would draw me in and make me want to stay there? What kind of descriptions would interest me? What would I be traveling to the area for? What would make me want to stay in this property over another?” These questions have helped me while optimizing. The above strategies, along with frequent listing comparisons, have really worked well!
