Mainly, I try to return emails and phone calls as quickly as possible and get to know the guest as well as find something we have in common. I've found that when a guest likes me or feels like they can relate to me in some way they are comfortable with booking a home that I've recommended. I also send them homes as close to their parameters as possible and sometimes add in an odd ball; one they didn't describe but sometimes they actually like those more and end up booking it. I also remind them about the 5% discount and oftentimes I will get a call or email from a friend who is traveling.
