The things I have found that work best are to get to know as much as I can about the guest and use that as to why certain houses would work great for them and it gives me a chance to become a friend. I also try to respond immediately to leads and give them honest and complete answers to questions. Although they may not like that one home does not have a grill, they can trust I'm not a "yes to all" person and it can even open them up to higher priced properties to give them everything they are looking for.
