Airbnb 101

Airbnb is the fast growing and largest vacation rental website in the world. It allows anyone to list a vacation rental so that people online can inquire and book. Unlike other websites everything is managed within airbnb (communication , payments etc). You work with a guest within airbnb and get them to book our property in airbnb then you put them on the master calendar in our system and complete a bookings report as the final step. The following will help you understand how to get started using airbnb. 

Step 1: Get invited to create Airbnb Account/ Get your first listing  

Talk to your manager. They will send you an invitation via email so you can set up your airbnb account. They will then assign listing to you. All listings are created on the master account and then shared with you. Anytime you want to create a new listing you will need to request it be put on the master account by your manager. 

Step 2:  Ensure you listings look excellent so they generate qualified inquiries. 

Your listings should look amazing! You should examine your listings FROM THE GUEST perspective and ensure that all relevant information is there and that it looks professional. You have complete authority (and responsibility) over your listings and should make decisions to improve them. Good looking listings will generate inquiries bad ones will not. You can search online for "How to improve your airbnb listings" and research the topic on your own. Below are a few tips and good articles to help you know what to do. 

  • Have AMAZING photos (request new ones from MGMT if you think they are ugly)

  • Have up to date calendar synced with the master calendar in our system. Learn More

  • Have your pricing up to date including last minute rates. 

  • Get information from the caretaker about the things guest like most about the house and what items are included in the house. Make sure this information is where everyone can see it.

If you notice that you are getting lots of inquiries that are not bookable then you probably do not have your calendar up to date on the listing or your pricing or minimum stay requirements are off. 

Step 3: Respond to inquiries/Make Bookings. 

Your ability to quickly respond to inquiries will be the number 1 factor in your success.  Airbnb measures response times and slower responding hosts are punished. Airbnb has a great mobile app which you will need to download to your phone and monitor. Study your units that you are assigned to. Know what they have to offer guests.Quick responses with accurate information are the key to getting bookings. All the of information and calendars for the properties are stored in our reservation management system, Streamline (AKA Resort Pro)The following will give you an overview of the streamline system if you are not familiar with it. Streamline will be where you can find the information we have about a given property including its calendar. 

 

You will also need to be familiar with the different property types in our system. You will need to know the difference between an exclusive property and a wholesale property.

 

Step 4: Post Booking. 

After getting a booking in Airbnb you are not done. Airbnb IS NOT OUR MASTER CALENDAR. Therefore the following must happen. 

 

1) You must put on the master calendar in our reservation system Streamline (also called resort pro). If you do not have access to please request access asap. 

2) You must fill out a reservation report. The video below will explain how to do this. If you ever have questions about how to fill out any portion of the report please contact your manager.

Before taking the certification test please write down any questions you have and contact your manager to discuss.
